Matthew signs a 31 year lease for 60 acres, 1 rod and 30 perches of land from the vast estate of Edward H. Keoghe. At that time Edward Keoghe controls all the lands in Carrigmore, Ballinaclare and Breagura.
The lease does have one condition: "Excepting and reserving to lessor all mines, minerals, quarries and game, with right of hunting, hawking, fishing and fowling on said lands." A phrase commonly inserted into such leases - interesting in this case as the land is the location of the Ballinaclare Quarry.
The lease also provides for Matthew's son and daughter-in-law: "Patrick Russell and Elizabeth Russell, his wife, during their joint lives, and the survivor of them, the cabin or cottage heretofore occupied by them"
